Beach Villas is dedicated to improving the quality of life in our community by promoting a safe, welcoming, and inclusive environment for all residents. We can preserve these characteristics only through meticulous concern for respecting others. Our goal is to foster a strong sense of community and enhance the value of our homes.

Our Board of Directors is comprised of dedicated volunteers who are committed to serving the best interests of our 16-unit community. They work tirelessly to ensure that our community remains a great place to relax & enjoy the Low Country surroundings, ocean side pool and sand beach.

Beach Villas is fortunate to site at the eastern edge of Debordieu Colony and blessed with year-round amenities such as fishing, nature, golf, tennis and top-of-the-line casual & full service restaurants. We are not a resort, but rather a collection of peace loving residents and accommodating staff dedicated to building lasting friendships.

Beach Villas @ Debordieu Colony Rules & Regulations
Pets/Animals
Only Owners of Beach Villas units are permitted to have pets.
When out of doors and on Beach Villas grounds, pets must be always leashed.
Renters or other occupants are not permitted to have pets in their villas.
Pets are not permitted within the pool enclosure. *
Parking
Each villa is allocated one (1) parking space beneath their unit (carport) and two (2) spaces in the open parking lot. Open spaces are not assigned currently.
Boat(s)/trailer(s) must be housed in the respective unit’s carport. *
Renters are not permitted to have non-occupying guest parking. *
Garbage
Garbage and trash must be bagged in plastic or other waterproof containment and securely fastened close. Each villas’ garbage disposal should be used for all soft garbage. All garbage/trash is to be carefully placed inside the trash container located beneath each villa. No trash of any kind is to be left outside.
Showers
Showers are provided at the pool area. It is necessary that salt and sand be removed before entering the pool area.
Access to the Beach
Access to the beach is to be solely by means of the walkway and steps provided. Access through the vegetation and over the dunes is strictly forbidden. Items of any kind taken to the beach are to be removed when owner of such item(s) leave the beach. Do Not leave items on the beach, dunes or within the pool enclosure.
Littering
Discarding or throwing paper, containers, bottles, cans, cigarettes/cigars, trash of any kind, anywhere on the Beach Villas premises will not be tolerated. *
General Appearance
To maintain a pleasing and orderly appearance, articles of any nature, such as beach chairs, towels, beach umbrellas, clothing, are not permitted within public view, i.e., stairwells, over railing, or lawn areas.
Courtesy & Conduct
Most of us come to Debordieu to find a quiet security in a beautiful setting with compatible friends and neighborhood. Accordingly, excessively loud sounds, excessive horseplay, profanity, and otherwise disorderly or disrespectful conduct will not be tolerated.
Outdoor Cooking
Charcoal Grills – Only Owners are permitted to use charcoal grills and only in the parking lot and should never be left unattended. When grill is not in use, the owner shall store their grill in their secured storage area.
Renters are not permitted to use charcoal grills.
Gas Grills – Gas grills are permitted on villa decks, but only along outside edges of deck, away from villa unit walls. Grill lids should always be closed, grills never left unattended while turned on, and turned-off at tank when not in use.
Violation of these specific rules and any unsafe usage is grounds for removal of grilling devise by Debordieu Security of other authority.
Agreement by Renter(s)
Renter(s) and Guest(s) are obligated to be informed of Beach Villas @ Debordieu Colony Rules & Regulation at time of occupancy agreement (either written or verbal), whether via online booking, rental office booking, website, or direct contact with villa owner.
By signing the occupancy agreement, Renter and Guest are agreeing to abide by these “Rules & Regulations”.
Renter(s) are NOT entitled to have outside guests. *
Renters agree to pay all penalties and/or fines levied during the contractual agreement.
Obligation of Owners
Owners have the obligation to follow these “Rules & Regulations”, to help enforce the “Rules & Regulations”, and to inform their guests of their importance whether the owner is in residence at the time.
Ultimately, Owners are responsible for conduct and obligations of Renters.
Copies of these “Rules & Regulations” should always be readily available within the villas.
Authority
The manager or any member of the Board of Directors of Beach Villas @ Debordieu Colony HPR has the complete authority to enforce all the above “Rules & Regulations”.
In extreme circumstances, Debordieu Security shall be summoned if any guest or renter is found to be in violation to assist with immediate termination of occupancy.
Schedule of Fines
Pet(s)/animal(s) within pool enclosure - $25/incident
Failure to remedy a poop incident - $25/occurrence
Unauthorized Parking - $25/incident or towing
Littering - $25/incident ☐ Disrespectful Conduct - $25/incident
Grilling Violations - $100/incident
